Senior Debt

Loan secured by a property that takes priority over other financings

Leverage: Up to 75%, dependent on debt coverage rations

Term: 3-10 years (fixed/floating)

Amortization: 25-30 years / Interest Only (subject to leverage and capital provider)

Bridge Debt

Short-term loan utilized for a property in transition

Leverage: Up to 85-95%, dependent on stabilized loan to value

Term: 1-3 years + extension options

Amortization: Interest Only

Construction Financing

Short-term loan used to finance the building or renovation of a property​

Leverage: Up to 70% of cost, plus the ability to leverage to 85% with a Preferred Equity tranche

Term: 2-3 years

Amortization: Interest Only

Mezzanine Financing

Loan used to achieve higher leverage.  Mezzanine financing is subordinate to senior debt

Leverage: Up to 85%, dependent on debt coverage rations

Term: 3-10 years (fixed/floating)

Amortization: 30 years / Interest Only (subject to leverage and capital provider)

Equity

Joint Venture (“JV”), a partnership where two or more entities combine resources—such as capital, expertise, or assets—to develop a real estate project, sharing risks and rewards according to their agreement.

 

Preferred Equity is financing where an investor provides capital in exchange for a fixed return, paid before the developer or owner receives profits. It helps raise capital without giving up control and can bridge the gap between debt and common equity for better terms.

Leverage: Up Up to 95% of total capital stack dependent on strength of sponsor/property dynamics, with a minimum 10% equity investment by the sponsor

Term: 1-5 years

Amortization: Interest Only
